Costs – budget not only for the cost of the services of an estate agent but also solicitors’ fees including any onward purchase, removal company fees.
Sell or rent – You may wish to consider renting your property out before deciding whether to sell or not, this will of course depend on your reason for selling but is sometimes an overlooked option. E.g if you are working overseas but planning to come back it might be better to stay on the housing ladder.
Shop around for mortgages if buying as well – Talk to your existing lender to see your options but also shop around on comparison websites or use a mortgage broker although some will charge to shop around for you but other will receive a fee from the lender.

Google reviews – Reviews from independent sources such as Google are the best way to review an agencies performance rather than paid for services such as Trustpilot and Feefo who charge a fee to the agents to gather and encourage reviews on their behalf.
Established firms – an established agent will know their local market well & be able to advice on marketing and pricing at any given time as well as being able to have unparalleled local knowledge about the area, property is not just about bricks and mortar.
Choose your selling agent don’t be tempted just to choose the agent you wish to purchase from, don’t be fooled by any sales pitch promising you the property you want to buy, they have a duty to the seller of that property also, choose the agent best placed to sell your own based on your own research pushy sales talk is rarely in your interests!.
Contract length – we pride ourselves on keeping to our promises and therefore offer 8 week sole agency contract whereas most agencies want to tie you in to much longer terms 12, 16 or even 20 weeks!.
Additional fees photos/plans/brochures etc – beware of agents charging for additional services on top of their fees, our service includes brochures, photographs & floor plans.
Realistic valuation of your property – we use our extensive local knowledge & expertise as well as comparable property sales & market research to determine the best price for the property at the time you wish to sell, beware of agents overvaluing to gain your instructions only to ask you to reduce the price soon after.
Prepare the property for marketing – we will be happy to advise on any works worth carrying out prior to marketing either to enhance the price or saleability.
Viewing appointments – we will be happy to accompany viewers around the property and find we achieve much better feedback when we do and of course we will let you have the feedback & hopefully to report an offer!.

Completion – On the day of completion we will receive a call from the solicitors to say that completion has taken place and keys to the property may be released. The sale has completed!.
